THE EFFECT OF RAIL SYSTEM INVESTEMENTS ON THE VALUE OF RESIDENCES
 
Location, accessibility, and environmental factors are the main parameters affecting housing value in cities. This study is conducted to assess the impact of rail systems on residence prices. Using the results of a field study conducted on the Turkey Ankara M4 Keçiören Metro Line, the results of which affect the level of accessibility to rail system stations and other veriables affect the value of the residence in what direction and in what amount are revealed. It is observed that proximity to the metro station, the rental value, the elevator status, and the number of rooms positively affect the residence value. If the residence is 1 meter away from the nearest metro station, the change in the sales value of the residence causes a value change of 0.037% in the negative direction. When the station is approached by 1 meter, there is an increase of $29.11 on the value of residence sales and the value of residence is positively affected by the investment in transportation. In this study, it has been determined that one of the main factors that can affect the values of the residences is the metro station. In this study, linear regression is used to measure the effect of one variable on other variables in the hedonic modeling process.
